Inspection questions
What determines inspection duration?
Duration depends on building size, age, systems, condition and accessibility, as well as the agreed service. Expected duration is confirmed during quotation.
Can I attend the inspection?
Attendance can be coordinated when scheduling, subject to site access and safety requirements. Findings and limitations can be discussed with the inspector.
What are the limitations of a condition inspection?
Inspections assess visible, accessible components without destructive investigation. Concealed conditions and future performance cannot be established by visual observation. Specialist assessments may be recommended. An inspection is not a BC Building Code compliance certification.
When is the report provided?
Digital reports are provided within 24 hours of inspection and document observations, photographs, assessment limitations and recommendations.
What does a residential strata unit inspection cover?
Residential Inspections include condominium and strata units, focusing on accessible in-unit components. Common property is outside that scope unless expressly agreed. Strata Reserve Fund Inspections assess common-property component condition to support depreciation reports and reserve planning.
How are commercial buildings assessed?
Commercial Property Inspections cover office, retail, mixed-use and multi-family properties. The approach is informed by the ASTM E2018 property condition assessment protocol; the scope and limitations are established in the inspection agreement.
What do Strata Reserve Fund Inspections provide?
These inspections document accessible common-property component condition, visible deterioration and maintenance requirements. Findings support strata depreciation reports and reserve fund planning; the agreed deliverables define the extent of this support.
Can tenancy inspection reports support RTB claims?
Tenancy Condition Inspections provide independent photographic move-in or move-out condition records for Residential Tenancy Branch dispute resolution claims. Reports document observed conditions; acceptance and the outcome of a claim are determined by the RTB.
What can infrared thermography establish?
An ITC Level I Certified Thermographer interprets surface temperature patterns that may indicate moisture, insulation or electrical anomalies. Infrared observations are not conclusive diagnoses and may require additional measurements or specialist testing.
How are quotations and payment arranged?
Quotations reflect the property, service and agreed scope. Payment arrangements and the inspection agreement are confirmed before the appointment.
