Safety issues can escape an untrained eye: missing GFCI/AFCI protection, absent or expired smoke alarms, and unsafe guards and stairs. Water-related systems — grading, drainage, envelope, roof and plumbing — account for the largest share of these findings; unaddressed defects can promote mould growth, indoor-air problems and structural deterioration.
These figures describe the digital inspection records, not the prevalence of defects in all properties.

Why it matters
Health
Persistent moisture can support mould growth and compromise indoor air quality. Combustion faults can expose occupants to carbon monoxide, while defective electrical connections can increase fire risk.
Safety
Guards, stairs and handrails reduce fall hazards; smoke and carbon-monoxide alarms provide warning of dangerous conditions. GFCI and AFCI protection address distinct electrical shock and arcing hazards.
Value
Deferred maintenance and deteriorating common property can increase future repair costs and contribute to special levies. Documented condition supports informed negotiations, capital planning and discussions about insurance requirements.

All questionsWhat does a home inspection include?
A non-destructive review of accessible structure, building envelope, roofing, plumbing, electrical, heating and interiors. Reports document observed conditions, photographs and limitations; concealed conditions are outside the visual scope.
How long does it take?
Duration depends on property size, age, systems and access. The expected inspection duration is confirmed in the quotation.
Do you use thermal imaging?
Yes. Infrared thermography is included on every inspection, subject to access and environmental limitations. It detects surface-temperature differences, not moisture directly; suspected moisture anomalies are verified with a moisture meter.
Do you inspect commercial buildings?
Yes. Office, retail, mixed-use and multi-family assessments follow an ASTM E2018-informed approach. The inspection agreement defines access, systems reviewed and reporting scope.
What is a strata reserve fund inspection?
An assessment of accessible common-property component condition, deterioration and maintenance needs. Findings support depreciation reports and reserve fund planning within the agreed scope.
Can you document a tenant move-out for an RTB claim?
Yes. Independent photographic reports record observed move-out condition for Residential Tenancy Branch dispute resolution. The RTB determines acceptance of evidence and claim outcomes.
